Large and private, Nisit Villa is a fabulous family villa with private pool and gardens that overlook Kucukbuk bay to Gundogan bay in the quiet residential area of Kucukbuk, which is between Turkbuku and Gundogan on the Bodrum Peninsula. A great holiday home for two families wanting to holiday together or groups of friends, due to its space and flexible accommodation. Nisit has 4 double size bedrooms at ground and first floor however, there is also a large almost self-contained 'studio apartment' at lower ground floor/garden and pool level - this 5th room is available for rent at an additional price otherwise it is locked. Please ask if additional rooms are required 
 
Nisit has the most amazing sunset views over the Aegean from its terraces and balconies (and it has several). During the height of summer, you can watch the sun go down into the Aegean sea as you dine on the 'outside lounge' balcony or on the pool side terrace. Nisit's owners and guests also have access to one of the private beaches below. 
 
Ground Floor: Entrance hall, open plan dining/living room which are defined and on a split level, fully fitted kitchen with granite works surfaces and all appliances, shower room and bedroom 4. There is access to outside balconies facing the gardens, pool and sea off the dining, living and kitchen areas. Lounge has access to side pool facing balcony and fantastic 'outside lounge', kitchen has access to side shady terrace. 
 
First Floor: Master bedroom suite with the most amazing views and en-suite bathroom with bath, separate walk-in shower, twin sinks and WC. Bedrooms 2 and 3 share the family bathroom which has a bath with overhead shower, WC and wash basin. 
 
Lower Ground Floor: A stairway leads down to the very spacious lower ground floor which has the separate 'studio apartment', kitchen 2, utility area and shower room. The 'studio' is a spacious bedroom with en-suite shower room and seating area overlooking the gardens and sea. It has a lockable entrance door and double sliding doors opening to the pool and garden. Situated in a prime and sought after residential area popular with Turkish and International owners who live full time or have holiday homes here. Nisit is 2km to Kucukbuk beach, 3.5 km to Gundogan bay and is less than a 15 minute (11 km) drive to popular Yalikavak and Palmarina in one direction and less than a 10 minute drive to trendy Turkbuku in the other. This area is known as the St Tropez of Turkey! 
A 50 minute drive to Bodrum Milas International Airport

The emphasis at Nisit is based on summer outside living. Large windows display the fabulous views from every room; the pool and sun terrace, sunbathing terrace is very private with fenced barriers allowing more privacy. Nisit's private pool is shaped and larger than most in the area, it is great for swimming. The terrace around the pool has loads of space for loungers in a variety of places for sun and shade. Mature conifers and planting ensure this area is private but sea-facing is open to those breathtaking views... 
 
The gardens are mature and a colourful, pretty sight, planted with banana trees, birds of paradise and other exotic plants and shrubs, there are also lawned areas. Off the kitchen and lounge is the large 'outside lounge' balcony which has dining and seating plus shade sails to shade you from the summer sun. A shady side terrace is accessed off the kitchen where table and chairs are laid out for breakfast under the magnificent olive tree

The Turkish Aegean Coast Region 
 
On the Bodrum Peninsula buildings are not permitted to be built more than 2 stories high, and there are no buildings higher than 3 stories in the whole Peninsula. This tends to make the area look particularly attractive. Most of the buildings are white washed cubes, similar to those in the Greek Islands. This is because this part of Turkey used to belong to Greece and some of the Greek Islands used to belong to Turkey. As you can imagine, there is a lot of history around the area. 
 
History 
Archaeological excavations have established that human habitation in the Yalikavak area began in around 2000BC, and there are ruins and artefacts from the Carian, Hellenistic, Roman, Byzantine and Ottoman eras. The historic sites such as Sandima, Pasanda (Geris), Kandiba and Termil (Dirmil/Gökçebel) attract visitors from all over the world. Yalikavak is famous for the numerous windmills found in the vicinity. The winds, that until recently turned the vanes of these working windmills, now fill the sails of boats and windsurfs. Another “typical” feature found in abundance here are domed water cisterns which, in the past, were used in times of drought and are now being adapted for artistic and cultural uses. 
 
A 20 minute road journey will take you to Bodrum Centre with its historic castle which was built from 1402 onwards, by the Knights of St John as the Castle of St. Peter or Petronium. The Mausoleum at Halicarnassus is also located in Bodrum town. 
 
Ferry trips to the Greek island of Kos can be made from Turgutreis and Bodrum 
Further afield you can visit Ephesus, the largest archaeological site in the world, the stunning pools at Pamukkale, the royal rock tombs at Dalyan, and the temple of Apollo at Didim. 
 
Kucukbuk and Gundogan 
For those who don't want to be in an area alongside a mass of European tourists, try this area of the Peninsula. Both Kucukbuk and Gundogan are popular with wealthy Turkish families who have owned homes for years, often passed on through generations. You'll notice the simple and laid back lifestyle around the beach areas here but don't be fooled, the towns are also home to some of the more sophisticated hoels and beach clubs in the area. You will see evidence of this by the expensive yachts coming and going into the tiny harbours. Our own home was in this area, we chose it for the real sense of 'Turkishness'! 
 
Yalikavak 
Yalikavak's town centre has retained its traditional Turkish charm. With its simple but stylish laid back atmosphere and friendly welcoming locals, this is its main attraction and the reason why holidaymakers return to the area year after year. Along the coast road en-route from the villa to Yalikavak you will pass some of the best fish restaurants on the Bodrum Peninsula huddled together in their own 'fish restaurant village' area. A couple of minutes further on takes you to Yalikavak's fashionable new Marina (Palmarina) with super yachts, gullets and sail boats visiting from all around the world. The Marina is home to smart shops, bars, restaurants and a beach club which hosts open air concerts during high summer.  
 
The centre of Bodrum is around 15 minutes from here with its own smart Marina, town centre shops and, of course, the famous Bodrum Castle. Bodrum town has fabulous shops in the Marina area and also along the narrow streets of the old town near the Castle. At night, the Marina has open air live music starting at 10pm until the early hours nightly during high summer. 
 
Gundogan bay has supermarkets, banks, ATMs, Taxi ranks, bus station, petrol stations etc. 
 
A car is advised for this location. The dolmus (public transport minibus) runs along the road in front of the villa which leads to Turkbuku and Gundogan. It will have you in both towns in under 10 minutes for a few Turkish Lira. 
 
Distances: Bodrum town is 20/25 mins drive; Gundogan is less than 8 mins in one direction, Turkbuku the same. Yalikavak is 15 mins drive, Gumusluk fishing village and harbour restaurants are 25 mins drive 
 
Nearest supermarket in Gundogan 3.5km but there is an excellent Bakal (corner shop/market) 600m uphill by the tennis courts, less than 2 mins drive

In regards to Nisit villa we were very very satisfied and happy with our stay. 
Ali was more than helpful. He was courteous, caring, very attentive and paid attention to all our needs with detail. We were very very very (not kidding) happy with Ali. He was very polite, sweet and helpful and gave us great advice and answered all our questions. He made us feel at home. Ali was a great person to have as a house manager as he is a Western raised local who could relate and understand your daily needs and connect it to the local available market . 
 
The villa was perfectly clean and in order (for a holiday home). Comfortable arrangements. Beds, mattress, sheets, towels, couch, outside garden chairs etc everything was clean and comfortable (they are not new but everything was simple and comfortable). The location was great and accessible to both party towns which we would visit for dinners (Yalikavak and Turkbuku). Gundogan was a perfect in between town for everyday grocery shopping and food needs. We loved Macro supermarket. Locals were very receptive , kind and helpful too. 
 
All your advices in-regards to activity and restaurants were more than helpful. Thank you so much. Ali arranged a day boat trip and that was the highlight of our trip. We also did two day trips to the island of Symi and Kos. Once again thank you for all your support and helping to make this a lovely holiday for all of us.

The holiday that exceeded our expectations for its perfection. 5 of 5 stars 
Very warm thank you for the most memorable vacation we've had. Villa Nisit is the main reason this vacation was to its ultimate goal of perfection. My family and I enjoyed it to bits. The villa is located on a higher landscape with a spectacular view, starting with waking up to this scenery, having breakfast all the way to dinner its relaxing view and fresh breeze is more than we would have wished for. All rooms are fully equipped with A/C and fans, very nice furniture (really nice), open plan kitchen with everything that you need, even the wall arts was something to look at! 
My children enjoyed the pool which was private and not looked over also it's on a separate level for those seeking a quieter laid back mornings/evenings. 
 
As for the location, honestly it couldn't have been any better. It's only about 10mins away from Yalikavak where all the restaurants and Turkish shops are, also don't forget the posh side - Palmarina where all the fancy restaurants are located or even if you fancy a nice walk, trust me the boats are eye candy on there own! 
It's also about 2km away from Turkbuku from the other side, very nice place for a walk, dinner, shops.... As they say its St Tropez of Bodrum! 
 
Annie and Ian a very special thanks to you, without you this whole experience wouldn't exist. You truly made everything go by so smoothly and flawlessly. Thank you for the information pack that helped a lot. This was our first encounter but I can assure you it's not the last!
