The Persian name ROYA translates to 'a dream come true', premonition and vision ... exactly what Roya's owners have created. From the well-equipped kitchen to the contemporary designed and furnished living space which opens airily onto the surrounding sea facing terraces, there is little need to stray from Villa Roya's private pool and gardens. Simply recline, relax and soak up those views of the turquoise Aegean shimmering in the sun. When it's time to retire to bed, 3 spacious smartly furnished bedrooms provide a calm and cooling atmosphere to aid a good night's rest. Roya's rooms are sleek and contemporary in style and comparable to a high quality boutique hotel, creating a chic contrast to the casual rustic nature of the surrounding area. 
 
The English owners have added two further 'rooms' so that guests (and themselves) can enjoy the flexibility of Roya during the cooler months as well as high season. They have encased the ground floor dining patio with glass roll back windows/doors allowing for this 'room' to be used for outside dining in all seasons. This 'extension' continues upwards as the ceiling provides the floor for the private sea and view facing covered balcony off the master bedroom. A perfect place to have a quiet coffee, breakfast or watch sunsets. 
 
Ground Floor: Stylishly furnished in deep grey and cream the spacious open plan lounge/living area is beautifully furnished and leads to the fully fitted and equipped kitchen with breakfast bar and stools. Doors lead off the lounge to the superb covered outside dining room with its glazed window/doors which roll back for summer or close during winter. A cloakroom/utility room with WC and wash basin which has a washing machine, iron/ironing board, pegs, clothes airer, vacuum cleaner etc can be found at ground floor. 
 
First Floor: Master bedroom with high quality fittings and access onto the private sea-facing covered balcony 'lounge' and en-suite shower room. Bedroom 2 Double bed and Bedroom 3 which has twin single beds and share the family shower room. ALL Bedrooms have A/C and purpose built wardrobes providing plenty of hanging and shelf storage space for clothes and belongings.

Perched on a gentle sloping hillside just outside Gumusluk Bay's traditional fishing harbour in one direction and Yalikavak with it's super Marina (Palmarina) in the other direction, Roya offers the experience of a tranquil countryside setting and the buzzing cosmopolitan resort of Yalikavak a few minutes drive away.

As the sun sets in the Aegean, walk from the kitchen with your favourite cocktail and sit on the poolside purpose built padded outside sofa seat and watch the sun go down and the whole area around light up... On the Bodrum Peninsula buildings are not permitted to be built more than 2 stories high, and there are no buildings higher than 3 stories in the whole Peninsula. This tends to make the area look particularly attractive. Most of the buildings are white washed cubes, similar to those in the Greek Islands. This is because this part of Turkey used to belong to Greece and some of the Greek Islands used to belong to Turkey. As you can imagine, there is a lot of history around the area. 
 
History 
Archaeological excavations have established that human habitation in the Yalikavak area began in around 2000BC, and there are ruins and artefacts from the Carian, Hellenistic, Roman, Byzantine and Ottoman eras. The historic sites such as Sandima, Pasanda (Geris), Kandiba and Termil (Dirmil/Gökçebel) attract visitors from all over the world. Yalikavak is famous for the numerous windmills found in the vicinity. The winds, that until recently turned the vanes of these working windmills, now fill the sails of boats and windsurfs. Another “typical” feature found in abundance here are domed water cisterns which, in the past, were used in times of drought and are now being adapted for artistic and cultural uses. 
 
A 20 minute road journey will take you to Bodrum Centre with its historic castle which was built from 1402 onwards, by the Knights of St John as the Castle of St. Peter or Petronium. The Mausoleum at Halicarnassus is also located in Bodrum town. 
 
Ferry trips to the Greek island of Kos can be made from Turgutreis and Bodrum 
Further afield you can visit Ephesus, the largest archaeological site in the world, the stunning pools at Pamukkale, the royal rock tombs at Dalyan, and the temple of Apollo at Didim. 
 
GUMUSLUK BAY 
Whether you are having your holiday in one of the resorts on Bodrum Peninsula or in Gumusluk, reward yourself with a day at Gumusluk Bay. Gumusluk is a small village at the tip of the Bodrum Peninsula about 30 minutes drive from Bodrum itself. This peaceful traffic free village seems a world away from the hustle and bustle of modern life, away from the well-trodden tourist track in central Bodrum. The whitewashed houses are covered with colorful flowers. 
 
Head for the two narrow sandy beaches and take your swimming gear, each curling around its own bay and separated by a beautiful rounded islet. At Gumusluk harbour visitors can explore Rabbit Island walking through history along an ancient causeway, enjoying the sun, refreshing yourself in the crystal clear sea are only some examples of what Gumusluk Bay offers visitors. Once you've had enough of sunbathing and swimming in the calm, clear waters, sip a local beer or chilled wine at a friendly fish restaurant or cafe along the waterfront, for which the village is famous and where you can sometimes choose your own fish straight from the fisherman's crate or wade through the shallows to the offshore Rabbit Island. 
 
Gumusluk village, is about 25 km from Bodrum and 1km from Gumusluk bay. In the village you will find the post office and local shops including hardware stores, pharmacies, butchers, plumbers, electricians, and carpenters that line the two sides of the street. Weekly market day is Wednesday in Gumusluk. 
 
Yalikavak 
Yalikavak's town centre has retained its traditional Turkish charm. With its simple but stylish laid back atmosphere and friendly welcoming locals, this is its main attraction and the reason why holidaymakers return to the area year after year. Along the coast road en-route from the villa to Yalikavak you will pass some of the best fish restaurants on the Bodrum Peninsula huddled together in their own 'fish restaurant village' area. A couple of minutes further on takes you to Yalikavak's fashionable new Marina (Palmarina) with super yachts, gullets and sail boats visiting from all around the world. The Marina is home to smart shops, bars, restaurants and a beach club which hosts open air concerts during high summer.  
 
The centre of Bodrum is less than 20 minutes from here with its own smart Marina, town centre shops and, of course, the famous Bodrum Castle. Bodrum town has fabulous shops in the Marina area and also along the narrow streets of the old town near the Castle. At night, the Marina has open air live music starting at 10pm until the early hours nightly during high summer. 
 
Yalikavak has supermarkets, banks, ATMs, Taxi ranks, bus station, petrol stations etc. 
 
A car is advised for this location. The dolmus (public transport minibus) runs along the main road from Gumusluk to Yalikavak and Turgutreis. 
 
Distances: Bodrum town is 20/25 mins; Yalikavak is 15 mins drive, Gumusluk fishing village and harbour restaurants are less than a 5 minute drive 
 
Turgutreis is 15 mins drive : Nearest supermarket, Migros Koyunbaba, 2 km a 5 min drive away, an open all hours corner shop is close by to Roya - these are called Bakal in Turkish.

We were recommended Peninsula Villas by a friend of ours whose family have used them for several years and always found them to be excellent. The villa we hired (Roya) was lovely - fantastic view, super clean, stylish with its own pool and a second bigger pool that was shared. Great air conditioning. Good hand over arrangements for getting into the villa and an efficient and professional administration system for booking. Would definitely recommend them.

Great Pool & Fantastic Views| August 2021 
Dear Annie, Pls find below my feedback; 
 
We have returned from a good vacation and enjoyed it! 
First of all, the villa was very nice with a great pool and fantastic view from the top. 
All facilities were within easy reach which was very much appreciated. 
Furthermore, I would like to point out that the service of the owner's representative Mrs. Hürdem was excellent. We had good communication. She was very helpful and attentive 24/7 during the whole vacation. 
 
Location is perfect, close to the supermarket and bakery store. 
Gumusluk bay is only 5 minutes away by car, where you can enjoy the beauty of the area, which is also recommended for sightseeing. And if you like to eat fish, this is for sure the place to be... 
A car is a must for this villa in my opinion as the location is quite high and using a taxi (every day) will probably not work. 
And because it's high you have a nice breeze, which is fantastic during the hot summer days. 
 
Yalikavak is also one of the best areas with the nice beach clubs during the day and for going out in the evening for food/lounge etc. 
 
I will for sure consider contacting you again for our next holiday and recommend it to friends/family.

Villa Roya, a Fabulous Villa| September 2020 
Firstly, a massive shout out to Annie and the wonderful Peninsula Villas Bodrum. Having been let down by the Cyprus villa company, we contacted her to check if they were open for business. Thankfully they were and we chose Villa Roya, a fabulous property in a gorgeous location. Villa Roya is of a high standard, very clean, extremely well kitted-out, including excellent kitchen utilities and had everything you needed for a peaceful relaxing holiday. We particularly liked the pool and spent ages simply standing in it looking out at the views below. We also really enjoyed evening time as the sun set and the lights of the properties on the surrounding hills started to come on. Another favourite spot was the indoor / outdoor dining room, lovely for relaxed dinners and a nice bottle of red. 
 
Having taken 3 weeks off to escape the madness of work and all things Covid we were delighted we chose Villa Roya and Gumusluk. Lazy days reading and relaxing, supermarket runs for supplies, the odd trip to one of the neighbouring villages for breakfast and nights in watching DVDs. All in all just what was needed to recharge the batteries and help us face work on our return! 
 
With its lovely restaurants dotted around the beautiful waterside setting, Gumusluk Bay has become one of my favourite places. We even found Gumusluk village on this trip, whilst it is a ‘local’ village it had a real sense of welcoming tourists. 
 
We can’t praise Annie and her company highly enough. Their customer first approach has always been evident, but this was overlaid with an understanding of the challenges travellers are facing in these uncertain times. Nothing is too much trouble and no question goes unanswered. The booking process is simple, transfers and car hire are arranged, insightful pre-arrival literature which includes restaurant recommendations, basically all you do is turn up and relax. Should there be any local issues, these are fixed quickly and efficiently by the property managers. Finally, thanks to Hurdem who kept us updated on the roadworks that coincided with our visit. We will be returning in 2021.

We have just got back from a 5 night stay and it was out of this world! The villa is stunning! We had everything we needed in the villa, from the pool to the amazing view, it had it all. The nearby village of Gumusluck is right on the doorstep and has some beautiful restaurant and bars and little market stalls. The larger town of Bodrum is only a short drive away and is great for a bit more of a lively night out and opportunity to wonder round more market stalls and shops. We would happily return in a heartbeat for another fabulous holiday! You couldn't go wrong staying here!

A Beautiful Villa in a Beautiful Location | August/September 2015 
I have recently returned from my stay in Villa Roya with a party of 6. The villa itself is exactly as you see in the pictures, if not even more amazing. The villa was immaculate on our arrival and the owners had even provided us with some bread and water for our arrival which was greatly appreciated. All rooms are modern and everything in the villa is brand new. The kitchen was stocked with every utensil we could have needed Having a private pool with sun loungers was a real bonus as well. The owners' attention to detail was evident and really made a difference. The location of the villa is fantastic. We hired a car for the week and found we were easily able to drive to Bodrum and Yalikavak. We would all definitely recommend visiting Limon restaurant which is walking distance from the villa. The food and drinks were fantastic, and the view of the sunset was spectacular. Hurdem the villa manager was most helpful when we needed to contact her. I booked through Peninsula Villa Care (as I have done previously) and once again I cannot fault this company. The booking process is simple, and well organised. I fully trust Annie in terms of advice and recommendations. We booked our hire car through the company and this again was so simple, and also so reasonably priced. I would without doubt recommend Villa Roya and Peninsula Villa Care to anyone wanting a laid back yet luxury holiday for a reasonable price. I am sure we will be returning to the Peninsula soon enough!
