With its central location, there’s no need for car rental to reach the marina, seafront and restaurants.
Kismet in Turkish translates to ‘Destiny’ and this villa certainly lives up to its name!
This villa is ideal for couples or a family who will enjoy a gentle stroll into the old fishing village and harbour for local shops and restaurants and beach access, or for those who want to take advantage of the smart lifestyle offered by Yalikavak Marina, with its designer shops and international restaurants.
Kismet's English owners have spared no expense on interior design, with the villa benefiting from high quality furnishings and appliances so that your enjoyment and relaxation is assured.
The villa is arranged over 2 floors with the master suite and a further double suite on the first floor and a smaller bedroom and bathroom on the ground floor. Terraces on three levels provide both space and privacy. Views from the roof terrace are spectacular and sunsets are breathtakingly beautiful and something to behold!
The villa is fitted with full WIFI connection, A/C, digital and satellite television. All windows have a ‘tilt and open’ operation complete with mosquito screens. Another plus at Kismet is underfloor heating which means the villa is available for year round occupation, not purely for renting in the hot summer months.
Ground Floor: Entrance hall leading to an open plan lounge with teal and cream furnishings, separate dining area with table and cream leather dining chairs, leading on to a fully equipped kitchen with access to the outside dining area. An electrically operated awning has been installed over the outside dining area should guests prefer to eat in the shade. The internal lounge and dining area have sliding patio doors opening onto the terrace facing the gardens and pool. Mosquito nets to windows allow summer breezes on hot summer nights!
There is also a ground floor bedroom (Bedroom 3) with trundle double bed and shower room (this bed can either be a single or pulls out to a double).
Note: when used as a double bed, this room is 'snug', it is not a large room and therefore suitable for 2 smaller children.
The lounge has a SMART TV with NETFLIX/youTube capacity and connected to Turkish Freeview Satellite with SOME English speaking channels. This is one of two TVs; the other is in the master bedroom. Both have HDMI cables for smart phone attachment. Stairs with super stylish glass barrier rails lead upstairs.
First Floor: A fabulous master bedroom (Bedroom 1) with super-king sized bed, TV and en suite shower room, all marble tiled. There is a further double bedroom (Bedroom 2) with en suite on this level. Both bedrooms enjoy access to the first floor balcony with stairs to the roof terrace. All bedrooms have A/C, built in wardrobes, cupboards and subtle lighting.
Outdoors: During the day, relax around the private pool or recline under the covered terraces around Kismet’s gardens. The pool and various decks offer both shade and sun with every consideration given to creating a perfect holiday location.
The private pool is located down a few steps in front of the villa. Here, you find sun loungers, dining table and chairs for your pleasure and relaxation. Immaculately maintained gardens surround the pool and extend all the way to the perimeter of the villa; just perfect for sunbathing or to enjoy reading in peace. The pool is flood lit at night so guests can enjoy a late night swim!

Located on a private plot of land, on the outskirts of Central Yalikavak, Kismet is within easy walking distance of the centre of the resort and Palmarina. In less than 10 minutes' walk you can be in the centre of Yalikavak and a 5 minute walk takes you to the Tuesday and Thursday markets in the town. Although Kismet is not on a main road, the access road it is situated on is busier in high season. With Kismet being walking distance to the market and Marina this may mean some traffic noise during market day and busy periods.
Bodrum Milas Airport is a 40 minute drive. Yalikavak's Palmarina and centre of town, shops, beach, restaurants etc are all within an easy 5/10 minute stroll.

Pool - the private pool is located down a few steps in front of the villa. Here, you find sun loungers, table and chairs etc for your pleasure and relaxation. The lush lawn surrounds the pool and extends all the way to the perimeter of the villa, just perfect for sunbathing or to enjoy reading in peace!
Gardens: Kismet’s gardens are beautifully maintained by the retained gardener and surround the entire villa. Fruit trees flourish and nestle alongside flowering shrubs and a manicured lawn. The gardens are also flood lit at night providing an intimate environment for that late night cocktail!

The Turkish Aegean Coast Region
On the Bodrum Peninsula buildings are not permitted to be built more than 2 stories high, and there are no buildings higher than 3 stories in the whole Peninsula. This tends to make the area look particularly attractive. Most of the buildings are white washed cubes, similar to those in the Greek Islands. This is because this part of Turkey used to belong to Greece and some of the Greek Islands used to belong to Turkey. As you can imagine, there is a lot of history around the area.
History
Archaeological excavations have established that human habitation in the Yalikavak area began in around 2000BC, and there are ruins and artefacts from the Carian, Hellenistic, Roman, Byzantine and Ottoman eras. The historic sites such as Sandima, Pasanda (Geris), Kandiba and Termil (Dirmil/Gökçebel) attract visitors from all over the world. Yalikavak is famous for the numerous windmills found in the vicinity. The winds, that until recently turned the vanes of these working windmills, now fill the sails of boats and windsurfs. Another “typical” feature found in abundance here are domed water cisterns which, in the past, were used in times of drought and are now being adapted for artistic and cultural uses.
A 20 minute road journey will take you to Bodrum Centre with its historic castle which was built from 1402 onwards, by the Knights of St John as the Castle of St. Peter or Petronium. The Mausoleum at Halicarnassus is also located in Bodrum town.
Ferry trips to the Greek island of Kos can be made from Turgutreis and Bodrum
Further afield you can visit Ephesus, the largest archaeological site in the world, the stunning pools at Pamukkale, the royal rock tombs at Dalyan, and the temple of Apollo at Didim.
Yalikavak
Yalikavak's town centre has retained its traditional Turkish charm. With its simple but stylish laid back atmosphere and friendly welcoming locals, this is its main attraction and the reason why holidaymakers return to the area year after year. Along the coast road en-route from the villa to Yalikavak you will pass some of the best fish restaurants on the Bodrum Peninsula huddled together in their own 'fish restaurant village' area. A couple of minutes further on takes you to Yalikavak's fashionable new Marina (Palmarina) with super yachts, gullets and sail boats visiting from all around the world. The Marina is home to smart shops, bars, restaurants and a beach club which hosts open air concerts during high summer.
The centre of Bodrum is less than 20 minutes from here with its own smart Marina, town centre shops and, of course, the famous Bodrum Castle. Bodrum town has fabulous shops in the Marina area and also along the narrow streets of the old town near the Castle. At night, the Marina has open air live music starting at 10pm until the early hours nightly during high summer.
Yalikavak has supermarkets, banks, ATMs, Taxi ranks, bus station, petrol stations etc.
A car is not necessary for this location. The dolmus (public transport minibus) runs along the roads close by the villa then a short walk.
Distances: Bodrum town is 15 mins; Yalikavak is a 5/10 minute walk away; Gundogan bay is 10 mins drive; Gumusluk fishing village and harbour restaurants are 15 mins drive in the opposite direction

Love Peninsula Villas Bodrum| October 2022
I love this company and highly recommend them to anyone thinking of renting in the Bodrum area. This was our 4th trip with PVB, and as with previous trips the level of customer service and commitment to ensuing a smooth guest experience was 1st class. Annie is brilliant and treats guests with total respect. The overall customer experience flows across all levels of the business with the local property managers doing a great job. Sarah at Villa Kismet maintained similar standards as previous trips. She was always available for any questions and welcomed us at the villa late at night with a smile. She guided us to lovely breakfast spot off the normal tourist path which had fantastic views and shared local knowledge.
Villa Kismet was beautiful and looked as good as the photos. It is of a high standard, extremely well maintained and is kitted out with everything you need for a perfect holiday. There are various outdoor seating areas and it has a nice private feel to the outdoor space, particularly around the pool. We stayed for a month and spent quite a lot of time just enjoying a slower pace of life. It is a lovely spot and whilst we hired a car (it was cheap) you can easily get by without it. It’s a simple walk to the village and the various restaurants, with a couple of small supermarkets down near the market that were fine for day to day requirements. We had a great time.

Perfect stay in Yalikavak | August 2022
We have just returned from our second stay at Kismet, Yalikavak and it was completely perfect.
Once again, the service from both Annie at Peninsula Villas and Sara in Yalikavak was fantastic. Great communication and Sara was very helpful during our stay. The villa is perfectly located, a short walk to the town, restaurants, the beach and the marina. It is kitted out to such a high standard with everything you could need.
We will definitely be returning again next year.

Villa Kismet is the perfect place to enjoy a holiday. The villa itself is modern, stylish and beautifully decorated. Very well equipped for self catering, aswell as being a short walk to the centre of Yalikavak with it’s fantastic choice of shops, cafes and restaurants. Our family have loved relaxing by the pool and watching the sun set from the balcony.
Sara is lovely and made us feel very welcome from the moment we arrived, thinking about everything we might need. Annie and Peninsula Villas also made the booking process a dream, providing lots of information and a slick process for booking. Thank you all.

Firstly, thank you very much for everything, we had an exceptional few weeks at both villas and we really appreciate your support.
Kismet benefits greatly from the location, perfect during times that I was absent on business. Access to the driveway can be tricky, reversing from the main road. Otherwise, its a perfect villa for a small family and we felt very much at home. An ideal base to explore bodrum. Really enjoyed the modern feel, and my daughter loved the pool!

Perfect family Villa - ideally placed for making the most of the area| Aug/Sept 2020
We had a brilliant time. The Villa is lovely and met our expectations. It’s perfect for a young family as everything is self-contained and there is no need to worry about the whereabouts of little ones!! It was in pristine condition and is really well stocked with everything you'd need for a self catering break. Drinking water on tap is also a brilliant idea and mitigates the daily slog back and forth to Migros experienced at other places! It's really well located - just a short walk from the marina and with the local simit place less than 5 mins away. We have been to Bodrum many times and have family and friends all over the peninsular and found this to be a great base from which to get out and about. We booked through Bodrum Peninsular Villas and had a great experience. Annie and Sara had everything covered and are very attentive, leaving us to get on and enjoy the break.

Very Enjoyable Holiday | July/August 2020
My wife and 2 children stayed at Kismet villa between 09 Jul-20 Aug 2020. The villa is spacious, comfortable in terms of amenities, location and off road parking. For the most part we had a very enjoyable holiday and the house manager Sara was great as she was on hand to resolve the few and very minor findings that we came across during our stay. In summary, I would recommend this villa to anyone looking for a centrally located villa that offers isolation and an easy commute to the marina and local beaches. I would suggest renting a car if you really want to see Bodrum and its surrounding.

Wonderful stay | July 2020
We stayed as two couples with two babies and everything was top notch! Sara welcomed us and she was very helpful all through the way...Villa is near perfection and super comfy with the pool and everything. We were super happy with the place and also location wise, it is super convenient..It was super easy to manage all the booking process thanks to Peninsula Villas Bodrum...

Kismet Villa is Fantastic and in an Excellent Location | June 2019
Firstly thank you for returning the security deposit. We had a wonderful holiday and have very positive things to say about the whole thing. The process of booking and contact with yourself has been very easy with excellent updates and information from day 1. Likewise, Sara was very friendly, responsive and was there to greet us and show us around and had prepared everything in the villa.
This is a beautiful villa. Having been to Yalikavak many times and stayed in so many places, this is definitely the best villa I have stayed in. The owners have thought of everything and it really felt like a home from home. Little touches that made our stay comfortable. It was kitted out to the highest standard with all the amenities you could want. The location is also excellent with an easy, flat 10 minute walk to town. The pool area and gardens are lovely and kept very tidy with the gardener coming nearly everyday. Lots of lovely areas to sit and relax. We have quite young children and it was perfect for them as the pool has a small hedge around it which acts like a low barrier and they enjoyed running around in the garden. Overall a great holiday and a fantastic place to stay.

Pictures are good but the reality of Kismet is better | October 2018
We stayed at this centrally-located villa late October when the weather was still warm and we were swimming in the sea! The website pictures of Kismet are good but the reality is even better. Immaculately clean, with very good quality new bedding and towels, there was everything we needed for a really relaxing holiday. Although we didn’t need it, we were reassured that if the weather changed the villa had underfloor heating throughout. Outside dining facilities were plentiful with whole cupboards full of crockery for use outside so we had no worries about breakages of plates or glasses around the pool area. Another great factor was the air conditioning was in perfect working order and really efficient when needed. The owners are obviously keen that everything is well maintained and in perfect order!
The private gardens and large pool make this villa perfect for outdoor living; the pool was beautifully maintained with crystal clear water at all times and the lawns and terraces around the villa gave us the option of full sun or shade on the stressless sun loungers! The BBQ and hot stone was a nice touch for evening relaxing meals although being able to walk easily to shops and the many restaurants in either the old village or the new Marina meant we were spoilt for choice. Being an independent villa, and not on a site, the security and privacy was something that we really appreciated as an added bonus.
We didn’t need a car with Kismet being in such a central location but we did hire one for a couple of days out - easily done from the many car rental companies close by. There are a couple of small shops within walking distance so getting our morning fresh bread and milk was easy!

Loved Villa Kismet and will be going back | October 2018
We had two weeks in the beautifully appointed villa, the furnishing are luxurious and very tastefully decorated with beautiful gardens. The villa is walking distance from the town of Yalikavak making car hire unnecessary. The town has a beautiful old fishing village, a great array of shops and a very upmarket marina, the numerous restaurants on the waterfront offer a superb choice of evenings out, although the lovely gardens with the pool and BBQ made staying in a pleasure as well. We loved this place and will definitely be going back.

Ideal place for a family holiday | July 2018
The villa was new, clean and contained everything we could need for a two week stay. The location is good with a small shop located a few hundred metres away and a flat five to ten minute walk into Yalikavak town. The garden and pool were immaculately maintained. Sara promptly and helpfully assisted with any small issues that arose.

Simply Stunning! | May 2018
With Kismet we found we had the best of both worlds. The ability to walk to the seafront and restaurants was a real bonus and the villa itself was truly everything you could wish for. Everything is brand new and in perfect condition and the linen and towels are of superb quality. The gardens and pool are beautifully maintained with lots of options for peace and tranquillity. Annie provided a superb service in terms of booking and Sara was always on hand to provide insight when we needed a bit of local knowledge. A great choice and great location!
