Enjoy outstanding panoramic views across a quiet green valley down to the popular holiday resort of Yalikavak, its smart marina, old harbour and the Greek Islands from Luxury Villa Karakuzu's rooms, terrace and superb infinity edged private pool. The house itself blends well into the landscape, the large infinity pool has also been designed to blend with the natural vista and the pretty gardens have been planted with plants, trees and shrubs to compliment the local landscape. 
 
Light cleaning duties and breakfast preparation, TWO days a week are included in the weekly rate. Extra days (if required and prearranged and paid for locally). Karakuzu's Turkish housekeeper is an impressive cook and is willing to prepare and cook additional lunches or dinners by prior arrangement, for an extra fee (please enquire). 
 
Karakuzu is approached via a 1km private road (off the main Bodrum to Yalikavak road) and is nestled on a hill above Yalikavak and its marina, on the Bodrum Peninsula area of Turkey. The stunning location of the house is ideal for those seeking privacy, there are other houses nearby in this sought after area but Karakuzu offers total privacy from its rooms, pool and beautiful landscaped gardens.  
 
The architect designed house offers spacious and cool living and sleeping rooms, there are 3 bedrooms, 4 bathrooms. Internally, the decor and furnishings is relaxed Provence style meets traditional Turkish style. This house is built on one level and is mainly open plan in the living areas.

Entering via a private entrance hallway the open plan living areas comprise a living room with fireplace, comfortable seating with two sofas and a comfortable chair and beyond the living area leads to the open plan dining room/kitchen (this too has access to the outside patio). The living room opens onto the large sea-facing covered terrace which has magnificent views across the sizeable pool, down the green valley which eventually meets Yalikavak, the marina, the Aegean sea and Greek Islands. There is a separate TV room with piano and sofa (which can be used as a 1 person occasional bed space by prior agreement). The kitchen flows outside to a covered patio with lounge style sofa seating and dining table and chairs for al-fresco dining. The kitchen is fully fitted with the usual appliances (no microwave), it has a large island unit with stools, a larder and laundry room with washing machine. 
 
Bedrooms and Bathrooms 
Being on one level, Karakuzu's rooms are spread over two sides of the private entrance hall. 
On one side, a double bedroom with walk in wardrobes and ensuite bathroom, then a twin bedroom with ensuite bathroom, between these rooms and the next is a courtyard with outside Summer shower. At the other side of the house, is a further double bedroom with ensuite and sitting area.

Location: 10 mins drive from Yalikavak, Bodrum Peninsula. 4.5km from Yalikavak marina 
Karakuzu is reached via a 1km unmade track/road which is off the main Bodrum to Yalikavak road. This road is bumpy in places and drivers will need to go slowly along it until reaching the house's private drive which has a smooth surface. There are a few other houses along this private road which means it is well used. For such a private location in a rural setting, expect an unmade road, but worth it once you reach Karakuzu.  
 
Yalikavak and Palmarina can be reached in a short 10 minute, 4.5km drive from the house. Palmarina area of the resort has branded shops, restaurants, beach club, bars whereas a short walk from the marina takes you to the Old Town and restaurant lined old harbour and centre of Yalikavak which has retained its traditional Turkish feel and charm. A mix everyone should experience. 
16km from the house, in the opposite direction from Yalikavak, takes you to the centre of Bodrum itself.

Views from Karakuzu really are outstandingly spectacular from the terraces, patio, pool and gardens. During the evenings you can sit back and watch the whole area below light up, during the day your eyes will feast on the view of the rippling pool, over the green valley to the little white washed buildings which make up the town of Yalikavak. With binoculars you can watch the super yachts come and go in/out of the marina.  
 
The pool is a salt water pool which has a pergola at each end for shade. There are sunbeds and seating around the pool. 
 
Karakuzu's terraces and patios offer sitting, dining and lounging space both in shade and sunny areas. The lounge/living room has sliding doors which let the outside in onto a covered dining and seating terrace. The kitchen patio has comfy sofa style rattan seating and a dining table for guests to dine al-fresco and admire the countryside sounds, smells and views.

Below Karakuzu is a small private house where the owner's son lives when he is in Bodrum, which is rare during Summer months, When guests are in situ, the owner takes up residence in her son's house which means there is always someone around, should you need it. The owner's very beautiful and friendly pet dog, Maxi, lives at the owner's son's house and sometimes barks. She is there as a pet and, should anyone decide to lose their way and come and take a look at Karakuzu, Maxi will alert you... and them! Maxi is a favourite with guests and their families and you may see her wander up to the pool area, where she will peacefully sit (she is not allowed inside Karakuzu). In this secluded area, there are some similar designed houses nearby, none of them are close. All have full-time residents living in them, these too are owned by people choosing space and privacy for their homes.

On the Bodrum Peninsula buildings are not permitted to be built more than 2 stories high, and there are no buildings higher than 3 stories in the whole Peninsula. This tends to make the area look particularly attractive. Most of the buildings are white washed cubes, similar to those in the Greek Islands. This is because this part of Turkey used to belong to Greece and some of the Greek Islands used to belong to Turkey. As you can imagine, there is a lot of history around the area. 
 
History 
Archaeological excavations have established that human habitation in the Yalikavak area began in around 2000BC, and there are ruins and artefacts from the Carian, Hellenistic, Roman, Byzantine and Ottoman eras. The historic sites such as Sandima, Pasanda (Geris), Kandiba and Termil (Dirmil/Gökçebel) attract visitors from all over the world. Yalikavak is famous for the numerous windmills found in the vicinity. The winds, that until recently turned the vanes of these working windmills, now fill the sails of boats and windsurfs. Another “typical” feature found in abundance here are domed water cisterns which, in the past, were used in times of drought and are now being adapted for artistic and cultural uses. 
 
A 20 minute road journey will take you to Bodrum Centre with its historic castle which was built from 1402 onwards, by the Knights of St John as the Castle of St. Peter or Petronium. The Mausoleum at Halicarnassus is also located in Bodrum town. 
 
Ferry trips to the Greek island of Kos can be made from Turgutreis and Bodrum 
Further afield you can visit Ephesus, the largest archaeological site in the world, the stunning pools at Pamukkale, the royal rock tombs at Dalyan, and the temple of Apollo at Didim. 
 
Yalikavak 
Yalikavak's town centre has retained its traditional Turkish charm. With its simple but stylish laid back atmosphere and friendly welcoming locals, this is its main attraction and the reason why holidaymakers return to the area year after year. Along the coast road en-route from the villa to Yalikavak you will pass some of the best fish restaurants on the Bodrum Peninsula huddled together in their own 'fish restaurant village' area. A couple of minutes further on takes you to Yalikavak's fashionable new Marina (Palmarina) with super yachts, gullets and sail boats visiting from all around the world. The Marina is home to smart shops, bars, restaurants and a beach club which hosts open air concerts during high summer.  
 
The centre of Bodrum is less than 15 minutes from here with its own smart Marina, town centre shops and, of course, the famous Bodrum Castle. Bodrum town has fabulous shops in the Marina area and also along the narrow streets of the old town near the Castle. At night, the Marina has open air live music starting at 10pm until the early hours nightly during high summer. 
 
Yalikavak has supermarkets, banks, ATMs, Taxi ranks, bus station, petrol stations etc. 
 
A car is essential for this location. The dolmus (public transport minibus) runs along the main road from Yalikavak to Bodrum 
 
Distances: Bodrum town is 15 mins from Karakuzu; Yalikavak and Palmarina 8-10 mins drive. Gundogan is 10 mins drive

Villa was exactly what we were looking for | September 2023 
The time has flown since we returned to the UK! We really loved the villa. It was exactly what we were looking for in that it was SO peaceful, beautifully appointed with all the comforts we enjoy and close enough to town that we could just jump in the car and find a beach or restaurant in very quick time. It being our first time to Turkey, we found Yalikavak to be a good base from which to explore and particularly loved the beaches and towns along the north coast. The one thing we discussed was the lack of pool heating which meant we couldn't take full advantage of the stunning pool in late season, so we went out to swim in the sea every day instead. We both love swimming and it would have been wonderful to have used the pool far more than we were able to.

We have stayed in a dream like villa in Yalikavak. The whole experience was immaculate starting with reservations and Annie than continued with the chosen villa and the owner but also local transfers and the stuff we encountered with were all even better than expected. Genuinely friendly and professional. We fell in love with our villa, Karakuzu, so much that we highly recommend it for its design to the tee but also its cleanliness and its location. So secluded yet very convenient for outings in town. Overall definitely highly recommend it.
